  • End Bedroom Tax.

• Help Grey Vote Generation Rent, by building socially, properly affordable fully furnished pensioners bungalow in small estates out in villages, to rent from pensioner housing associations. With tied cottage system warden couple to help them. 


• Cap social sheltered pensioner housing at 30 per cent of state pension. 


• In first instance, building on land of houses left derelict for years, by compulsory purchase, and land used by HS2 now no longer to be used, as HS2 stops. 


• Make social pensioner housing bungalows lowest council tax band. 


• Put solar on all new and old build pensioner social housing bungalows. (FIT scheme so not maintained by householder). Ends UK being amongst world’s highest winter excess deaths of elderly, as could then afford to heat and eat. 


PENSIONER LANDLORDS OF PRIVATE RENTAL OF 1 or 2 HOMES  

• For landlords on modest incomes, with 1 or 2 private rentals, that they maintain as an alternative to a pension, exempt them from having to install energy efficient home improvements. 


• FIT schemes of solar and vertical helix type wind turbines on roofs (owned and maintained by FIT scheme company) preventing fuel poverty in winter to rental tenants.  


DOMESTIC ABUSE REFUGES 

• Fully fund and direct employ domestic abuse refuge staff. 

• Repurpose current buildings or new build refuges. 



LEASEHOLD TYPE OF HOME OWNERSHIP 

• End routine use of leasehold houses in new housing developments. 

• Protect leaseholders from rises in ‘ground rent’ from developers or management companies. 


PRIVATE RENTERS 

• 3 year tenancies. 

• Inflation cap on rent rises. 

• Ban letting agency fees for tenants. 

• Law that a private rental has to be maintained by the landlord, as fit for human habitation and tenant rights to ensure homes are not below that standard. 

• Housing benefit to pay full rent. This cost will reduce as rent capping progresses. 

• License landlords so can call time on bad landlords. 

• Green Homes Grant voucher of £5,000 for landlords of private rental. 
Around £1.5bn to around 500,000 homes to reach energy performance certificate (EPC) Band C. 



KNOCK DOWN HIGH RISE HOMES WITH FLAMMABLE ‘GRENFELL’ CLADDING 
 
• Build bungalow with drive for car, for pensioners. 


TREES 

• No longer cut down trees by councils.
Maintain them. Where already felled, reinstate them. 

• Make law to have tree-lined streets for all new housing developments.
